When searching for a property to rent, it is important that you refine your criteria and search area, all of which can remain flexible, however it is useful to have a specific goal in mind e.g. a desired move in date.

Before you start searching for a property, you should prepare a list of your requirements to avoid wasting too much time viewing unsuitable properties.
your preferences and must have’s
It’s better to keep an open mind with fewer must have’s. The things to keep in mind are parking, ease of access to transport links, route to local schools or places you regularly visit.
type of property
Apart from the number of bedrooms you need, the types of property varies from purpose built flats in blocks or houses converted into flats, open-plan kitchens (where kitchen and lounge is in one room), houses with more than one reception room etc.
location
When choosing a location with easy transport links to work, it’s better to have few areas in mind as this will broaden your search criteria and give you more choice.
your budget
Remember that you will need to pay bills on top of rent, unless property is all inclusive. There is also one month rent in advance and either one month or six weeks deposit to pay upfront.
move-in date
Aim to move-in a week before the end of your current tenancy agreement, you may lose out on rent but you will avoid any problems which may occur if your applicantion is delayed and you may have to pay even more to find a temporary accommodation.

Before booking viewings you should have all necessary documents and references handy, this will make it easier for you to secure your desired property as soon as you find it.
when you find your ideal property
Once you find a suitable property, you should secure it immediately as the rental market in London is very competitive and good properties are rented out as soon as they become available on the market. You will need to pay a Holding Deposit until your referencing is completed, this is usually two weeks rent and it will be deducted from the deposit you will need to pay before you move in. Remember that the Holding Deposit is non-refundable if you change your mind later.
