advice for buyers

Having too big a catchment area can prove to be time consuming as well as ineffective. When searching for a property to buy, it is important that you refine your criteria and search area, all of which can remain flexible, however it is useful to have a specific goal in mind e.g. a desired move in date

comparison & compromise

Some properties may initially not seem ideal. If you're willing to spend time and money try to imagine how it can be transformed. For those having to compromise on size think ahead and consider additions or conversions that may be possible. When comparing properties especially those that differ in price, consider the following:

  • What is it that you want from your new home?
  • What is it that you need?
  • What compromises are you willing to make?

It is important to note that most buyers have to make compromise regardless of their budgets.

negotiations

Be prepared to act quickly. The best properties attract interest as soon as they are put on the market. Once you’ve heard of a property that grabs your interest try to arrange a viewing as soon as possible, preferably that same day. The first to view stand a better chance at securing a deal. Once you have selected your property negotiate your offer with one of our experienced Sales Negotiators, discussing timescale at the point of offer. Any reservations or concerns should be voiced at this stage to avoid wasting time and money. Our staff here at Chrome Homes are able to provide you with excellent contacts for mortgages, conveyancing, surveying, storage and removals

sealing the deal

Until contracts are exchanged there are no guarantees. We recommend that you try to reach an exchange of contracts as soon as possible. We maintain regular contact in order to eliminate delays.
